You should know the value of what you are buying before you purchase it.

Nothing like having a neighbor with an 18-wheeled big truck or two or three bouncing pass your home or a gun enthusiast shooting it up night and day violating safety and noise codes or an unleashed dog(s) collector that weren't there when the realtor showed you the property.
*Look at the Tax Appraiser's aerial maps looking for anomalies.
Look for unpermitted junk collectors, dead dying trees show up as gray, especially if they are pine means a water erosion problem in the area.
Look for ponds, soil depressions collecting water or illegal watersheds.
Will this water affect your perspective property should it breach, will it cause road closures? *If there's a driveway drain pipe take the time to look through the pipe and make sure that it is completely clog free.
No driveway drain pipe means you'll be the one paying to install the pipe to bring the property up to code.
*Be sure if improvements, editions or construction done to the home by homeowner were permitted and inspected by the city or county building inspector.
Nothing like finding out work done was improperly and unsafely constructed, hence further decreasing the value of the property.
*With MH's actually crawl under the home and make sure the black insulation bladder is there and intact.
Same goes for support blocks, make sure they are all there.
MH's that were sold as "Southern" means no insulation wrap under the siding.
Gently lift the vinyl siding in several locations verifying wrapping.
No wrap means very high HVAC costs.
*And tall trees that can make it to the house or a neighboring property are a costly liability.
*STOP and introduce yourself and talk to the neighbors in the hood.
When they talk LISTEN, as often times you can dodge an expensive headache problem property.
**If the home has acreage, actually walk all the acreage making sure there are notable surveyor marks so you know where the properties boundaries are.
Anybody can go to the home improvement store and buy surveyor ribbon and fluorescent spray paint and voila they're surveyors selling their neighbors property.
There should be a paid receipt for a survey of the homes property.
**MOST importantly, make sure a recent home appraisal was done and not done by the realtor selling the home.
By an outside independent certified home appraiser.
The appraisal should be accompanied with a report and a CD showing what they appraised.
Let the buyer beware plays heavily when commissions are in play.
*The last two paragraphs should be done by the homeowner if they are competent, honest and truly interested in selling the home fairly, not just looking for a fast buck.
**Before home shopping, get yourself approved for a mortgage.
In today's rapid home selling climate, a seller won't wait two months until you get approved.
We all know that it's a rapid fast-selling climate so if a home has languished on the market, that's your free clue.
Oh, and if you tell the seller it's a " cash deal", they will request 3 months prior bank statements proving the full selling price in your account.
***Mortgage and home shopping shouldn't be a great source of frustration.
If you arm yourself with knowledge you can't be taken to the cleaners.
